Albion Court: Phase 1

This design and build project was a conversion of a 1980s-built office block into 23 residential apartments for property developer Danescroft.

Works included:

  • Installation of zinc standing seam mansards incorporating Velux windows, Sarnafil single ply roofing together with a man-safe system
  • Significant structural alterations, including removing walls and moving staircases requiring structural steel and masonry support
  • Comfort cooling to all apartments
  • Leicht kitchens with Siemens appliances
  • Hansgrohe taps and showers
  • Residential sprinklers to upper floors
  • New underground drainage with underground water attenuation
  • Remodelling of external courtyard including automated and access-controlled gates

The existing building forms part of a courtyard development which included a number of other buildings. The works were carried out with incumbent business tenants remaining in the adjacent buildings. Therefore careful consideration and co-ordination was required to maintain safe systems of work and to allow tenants, staff and visitors to continue working unhindered.

The apartments were fitted out with high specification kitchen units and appliances and built-in storage in the bedroom to maximise space. The result is to create relatively small apartments that give the impression of light and space.
